Time is the one thing I can't make more of, and neither can you. So I keep the number of buyers I'm working with at any one time deliberately small, and I price the work to match.
The fee isn't for information. Information is cheap, and half of it is free. It's for position. Your file sits at the top of my desk. I walk the sites myself, sit in the negotiations myself, and put your purchase ahead of my own convenience, exactly as I would if I were the one signing the cheque.
It is the clearest commitment I know how to make, and it runs both ways. Someone who pays this is serious about buying well. And I have every reason to outwork anyone who might otherwise have handled this for you.
If the fee is the part that gives you pause, say so on the discovery call. I'll tell you honestly whether you're better served by a conventional broker. I'd rather turn down the work than take on a purchase I can't give this much of myself to.

The discovery call costs nothing to start. Every paid package adjusts against brokerage at deal closure; if the deal doesn't close, the fee covers the work done. Either way, you're not paying a broker who was never working for you.
All of this is set against the brokerage I charge when your deal closes: 1% of the ticket value. Whatever you've already paid in package fees is deducted from that brokerage at closure, so you never pay both in full.
NRI engagements also start at ₹2.5 Cr, so the package fee is always fully absorbed by the brokerage at closure.
Whatever you've paid for a package is subtracted from the 1% brokerage at closure. You're never paying twice.

Selling isn't hard because of the property. It's hard because of everything around it: the calls at all hours, the fifteen viewings where twelve were never serious, the offer from someone who was only ever curious. Most owners I speak to don't want a broker. They want the whole thing off their desk.
Sign a mandate with me and it comes off. My team takes every enquiry the property generates, works out who is real, runs every site visit, and negotiates only with buyers who can actually close. You meet the one buyer worth meeting, and you sit in the final meetings. That is the whole of your involvement.
2% at closure, on an exclusive mandate. That is above the going rate in NCR, and it is meant to be. You are not paying for a listing. You are paying for all of it to leave your desk, and that only works if the mandate is mine to run.
If you want the property pushed harder than that, it's handled in house. My marketing division runs Google and Meta campaigns, builds the listing out across the property platforms, and takes the creative and the enquiries A to Z. You send me the property details and nothing else. How hard we push depends on the engagement you want, and it's an additional charge, quoted on the call.
It starts the same way as the buy side: a call about the property, and an honest answer. I don't take on a mandate I don't believe I can sell.
Talk to me about sellingWhy 2%, when most brokers here charge 1%?
Because a 1% broker is doing a different job. They put your number in front of whoever calls, forward you the enquiries, and leave you to run the viewings. I take the mandate and the work with it: every call, every visit, the screening, the negotiation and the price strategy. One percent buys you a listing. Two percent buys your time back, and a sale run properly by people who do this full time. If all you want is your property on a portal, a 1% broker is honestly better value. The extra point is for not having to live inside the process.
Why does the mandate have to be exclusive?
Because the effort is spent before any commission exists. My team's time on every viewing and every call goes in up front, and if three other brokers are working the same property, one of them closes on work I paid for. Exclusivity is what makes it rational to put real weight behind your sale. It also protects your price: a property being shopped by five brokers looks desperate, and buyers read that and offer accordingly.
How long does the mandate run?
We agree the period before you sign, based on the property and the price you're after. If it lapses without a sale, you're free to walk away. I'd rather set a realistic window than tie you into a long one.
Do I have to attend the site visits?
No. That's the entire point. We show the property ourselves, as many times as it takes, and you don't hear about the ones that were never serious. You come in at the end, for the buyer who is real and the final meetings.
What if the property doesn't sell?
You owe me nothing. There's no upfront fee on the sell side, and commission is only payable when a deal closes. The single exception is marketing, if you chose to add it, since that money is spent on your property as it's incurred.
Is the marketing compulsory?
No. The mandate already covers everything up to and including negotiation. Marketing is an optional add-on for when you want the property pushed harder than that, and it's quoted separately on the call.
How do you decide the asking price?
From current transacted rates in your micromarket, what your property actually is against the comparable stock, and how quickly you want it gone. You'll get an honest number rather than a flattering one. Overpricing a property costs you far more time than starting at the right figure.
Why should I pay you when brokers are free?
Brokers are free because the developer pays them, which means their advice serves whoever pays. My fee comes from you, so my only incentive is that you buy right. And every fee adjusts against brokerage at closure, so in total you don't pay more anyway.
Is the discovery call really free?
Yes, no charge, while I'm building out the practice. If it ever becomes unmanageable to keep it free, I'll introduce a fee for new bookings, but that won't affect a conversation already in progress.
Do you charge brokerage on top of the package?
Standard 1% brokerage applies at closure, same as anywhere else. But your advisory fee adjusts against it, so you never pay more than you would with a regular broker.
What if I don't end up buying?
The fee pays for the work delivered: research, shortlisting, site visits, negotiation time. It isn't refundable, but there's also no brokerage to pay.
How do payments work?
Directly and simply: we confirm on WhatsApp, you pay by UPI or bank transfer, you get a receipt. No gateways, no stored cards.

Noida, Greater Noida, Yamuna Expressway and Gurgaon as standard; the rest of NCR on request. Tier 2–3 cities via custom engagement.
