Something worth knowing

Every project has a challenge the seller won't mention.

In my experience, for most projects in the NCR market, under-construction and ready-to-move both, there is at least one meaningful problem that the broker or the developer's sales team will quietly work around. It might be a pending RERA compliance, a delivery track record that doesn't hold up to scrutiny, a carpet-to-super ratio that makes the per-square-foot math uncomfortable, or infrastructure around the project that's five years away on an optimistic timeline.

This isn't a sweeping indictment of every builder. Some projects are genuinely good. But the incentive to hide the uncomfortable part is always there, because disclosure slows down the sale.

Part of what I do is find that uncomfortable part before you sign, not after. If it's a dealbreaker, you should know that. If it's manageable, you should be making a decision with that priced in.

The Full Advisory and NRI packages are adjusted against brokerage at deal closure. The fee you paid is deducted from the brokerage at the end. If the deal doesn't close, the fee covers the work done. Either way, you're not paying a broker who was never working for you.

You receive the buyer's report: clean, structured, honest. We go through it together on a Zoom call. You have everything you need to make a clear decision.

Common questions
Is the ₹2,000 discovery call refundable?

No. But if you proceed to any package, the full ₹2,000 is credited toward it. Think of it as the first instalment, not a separate cost.

What happens to my fee if I don't end up buying?

The fee pays for the work delivered: research, shortlisting, site visits, negotiation time. It isn't refundable. If your deal does close and brokerage applies, whatever you've already paid is deducted from that brokerage.

Do you charge brokerage on top of the package?

Standard brokerage of 1% of the deal value applies at closure, the same as anywhere else. The difference is that your advisory fee adjusts against it, so in total you never pay more than you would with a regular broker.

How do payments work?

Directly and manually. We confirm everything on WhatsApp, you pay by UPI or bank transfer, and you receive a receipt. No payment gateways, no stored card details.

Which areas do you cover?

Noida, Greater Noida, Yamuna Expressway and Gurgaon as standard, and the rest of NCR on request. Tier 2 and 3 cities are possible through a custom engagement.
