Terms of Service

Effective from 3 October 2026.

By visiting this website, or by contacting, booking, or engaging any service described on it, you agree to be bound by these Terms of Service and the Privacy Policy below, under Section 8 of the Indian Contract Act, 1872 and Section 10A of the Information Technology Act, 2000.

1. Real Estate with Bhavik ("the Service") is operated by Bhavik Aggarwal, proprietor of Marblify, and provides property research and advisory for buyers, and sale mandate services for sellers, across the Delhi NCR region. It does not provide legal, tax, or investment advice.

2. The first conversation is currently offered free of charge. All other fees are payable in advance and are non-refundable. Fees pay for research and advisory work performed, not for a guaranteed outcome.

2a. The Research Focus package prices shown on this website apply to residential engagements. Commercial and industrial engagements are priced separately, and each property segment is quoted on its own. The applicable fee is confirmed before work begins.

2b. Buyer engagements are accepted subject to minimum ticket size: ₹2 crore for residential, and ₹2.5 crore for NRI, commercial and industrial engagements. I take on a limited number of engagements at any one time and may decline or defer an engagement on that basis.

3. The Research Package fee is credited toward the Full Advisory package if you upgrade.

4. Buyer fees paid for Standard Practice (second opinion, shortlist audit and Buyer's Brief) and for Research Focus packages are adjusted against brokerage payable at deal closure where I act as your agent in the transaction. If no deal closes, no adjustment arises and no refund is due.

4a. Add-on services (legal verification and structural audit) are delivered by third-party partners. Their fees pay for that third-party work and are not adjusted against brokerage.

5. Standard brokerage of 1% of the deal value, plus applicable taxes, is payable at deal closure where I act as your agent in the transaction.

5a. Seller engagements are accepted on either an exclusive mandate or an open mandate. Under an exclusive mandate, commission is between 1.5% and 2% of the sale value, as agreed in writing before the mandate begins, for an agreed period. Under an open mandate, commission is 1% of the sale value. In both cases commission is payable, plus applicable taxes, only when the sale closes.

5b. No fee is payable by a seller before the sale closes.

6. All recommendations are professional opinions based on research available at the time. The final purchase decision, and any independent verification you consider necessary, remains your responsibility.

7. No guarantee is made regarding property availability, prices, delivery timelines, or future value.

8. Liability for any claim arising from an engagement is limited to the fees you have paid for that engagement.

9. These terms are governed by Indian law. Courts at Delhi have exclusive jurisdiction.

Privacy Policy

Effective from 3 October 2026.

1. What I collect: your name, contact number, and the property requirements you share with me on WhatsApp, Gmail, or on calls. The enquiry forms on this website store nothing: when you finish one, your browser opens WhatsApp with your message ready to send, and nothing reaches me until you press send there. This website sets no cookies.

2. How it is used: only to provide the advisory service you have asked about, and for basic records of our engagement.

3. Sharing: your information is never sold, and never passed to developers, brokers, or marketers. It is shared only with parties essential to your own transaction, and only with your knowledge.

4. Retention: kept for as long as needed for the engagement and reasonable record-keeping, then deleted.

5. Third-party platforms: I communicate through WhatsApp, Gmail, and Instagram. Any information those platforms collect automatically or voluntarily through your use of them is governed by their own privacy policies, not this one, and I am not responsible for how they handle it.

6. Your rights: you can ask at any time, on WhatsApp, for your information to be corrected or deleted.

7. Grievance officer: for any complaint or request relating to your personal data under India's Digital Personal Data Protection Act, 2023, write to Bhavik Aggarwal at realestatewithbhavik@gmail.com. I will respond within a reasonable time.

8. Fonts on this site load from Google Fonts, and visits are counted with GoatCounter, a privacy-friendly analytics service that sets no cookies and builds no personal profiles. Both may receive your IP address when a page loads.

9. This policy is written with India's Digital Personal Data Protection Act, 2023 in mind.
