New launches

A new launch, read before you commit.

Launch material is written to sell. I go through the details it glosses over and give you a written view on whether the project is worth your money.

What a launch read covers
  1. The true priceThe base price plus everything around it: preferred location charges, parking, club membership, EDC and IDC, and GST. You see the all-in figure, not the headline one.
  2. The payment planHow much leaves your account before the structure is even up, and what protects you if the timeline slips.
  3. Land and approvalsWho owns the land, the licence it was granted, the project's own RERA registration, and any clearance still outstanding.
  4. The developer's recordThe projects they have delivered before, on what dates, and to what standard.
  5. On the groundThe access road, the infrastructure nearby, and how the surroundings compare with the pitch.
  6. Who it suitsThe kind of buyer this project works for, in budget, family size and daily travel, and the kind who should look elsewhere.
How it works
  1. You send me the projectMessage me the name of the launch and your budget, on WhatsApp or through the form.
  2. I confirm the scope and the dateA launch read is a Standard Practice second opinion. I tell you what I need from you and when to expect the read.
  3. You get my written readBuy, avoid or wait, with the reasons behind it, covering the six points above.
  4. You decide, and I stay with youIf you go ahead, I can negotiate and support the booking. Before you commit, I tell you in writing exactly how I am paid on that purchase.

The fee for a second opinion is on the buying page, and it is credited against my brokerage under the terms set out on the fees page.

What you can rely on

No developer pays me for a read, and I do not hold or push inventory. This is not a listing service. Where a launch doesn't fit you, my read will tell you so plainly.
