I run this like a research practice, not a brokerage. I charge upfront because I work for you. My income depends on your outcome, not a developer's payout.
Research before opinion. I start from market data and the paperwork, not the brochure. Every recommendation comes with the reason behind it, so you can check my thinking.
Straight answers. If a project is wrong for you, I say so and explain why. If the right move is to wait, I say that too.
One client's priorities at a time. Whoever I work with, their priorities become mine. I take on a limited number of clients so that this stays true.
If you're buying, you pay a fee upfront for my advice, and it is set against my brokerage if the deal closes through me. If you're selling, you pay nothing until the property sells. Nobody pays me to steer you towards a project.
The upfront fee is also how I manage my time. I hear from many people every day, and a paid first step keeps my attention for the people who are serious.
